10000 acres needed to setup SEZ and oil refinery by ONGC - may be at Sampara near Kakinada. Or Tondangi mandalam (60 km from Kakinada) This is 1000 crore investment on Oil refinery and 6500 crores on SEZ. This means huge amounts will be pumped in to this area and the land values will go up. Incomes will be boosted
The actual position is that APIIC has only 500 acres with it to allot to applicants.A lot more to be acquired. So there is going to be lot of demand for land at Kakinada
GANGAVARAM PORT
to get 1185 crores investment. Financial closure is over.This will be one of the deep port in India and 100 million tones per year loading capacity is expected.
Being close to Visakhapatnam all the area between Visakha and gangavaram will now boom in value.

KRISHNAPATNAM PORT - Works start by January2006.
Now Nellore has a great impetus for growth. This port needs 4000 acres and a 1600 MW power plant is also expected to come up here.
Naturally, real estate investors have laid large number of layouts on toad towards Krishnapatnam port.
Land values around here will go up significantly now.

The government has decided to allot lands to all upcoming smaller IT companies with less then 2000 employees only in second tier towns- namely Visakhapatnam, Vjayawada, Tirupati, Kurnool, Warangal and Kakinada only.
This means boost in prices there.

100 crores to be spent on 4 th and 5th berth in Kakinada Port to meet the heavy export of iron ore.As it is the exixting berths are not able to meet the demand.
So there is going to be lot of demand for land at Kakinada.
One significant point is that Congress has always kept silent regarding this. It is TRS who went on issuing enthusiatic statements and tried to create tension and confusion. Now the chief minister has clarified that congress will abide by the second SRC decision. This may take years to materialise.
TDP was always for an undivided state. Firm and clear.
CPI and CPM were also clear from the beginning. No seperate Telangana. People will get developement faster in a bigger state. Small states are no. NO.
Smaller states can give more jobs to the politicians and gives more power to them. Common man gets nothing. This was the experience people had from other smaller states. But still politcians will either support or resist these decisions from their own party's point of view.

After meeting with the Prime Minister and many Central ministers, party bigwigs, Sri. Y.S. Rajasekhara Reddy says that Telangana developement is number one priority on his Governments agenda and more then 50% share of the huge investment he envisages is being spent in Telangana region.
And he says he has larger number of MLAs from Telangana then the vociforus TRS. He implies that he has a bigger say on the subject and if he is silent it does not mean he is not interested in telangana's developement. He adds how he is giving more weight to its developement rather then TRS which is merely creating the impression that they alone are custodians of the new Telangana coming up.
He further says that a seperate statehood for Telangana can come only if the resolution is passed by the state assembly - Or secod SRC but any way it comes back to the state assembly where it is very unlikely to pass by majority.
Will it be possible? It is practically a big IF
And the indomitable minister MS simply says Telangana will come but certainly not in the immediate future.
We think the picture has become as clear as it can ever be.No body knows. That is it.But if you are interested in buying a property go right ahead and buy it. Prices can never come down.
